Sumner County Permit Expediting
Sumner County sits north of Nashville along Old Hickory Lake, and that lake shapes more permits than most people expect. A lakefront home in Hendersonville can involve the city, the county and the U.S. Army Corps of Engineers before a dock goes in the water. Inland, Gallatin's historic districts and contractor registration rules add their own steps.
NashPermits coordinates permits across Gallatin, Hendersonville and unincorporated Sumner County, and we make sure every agency with a say in your project has signed off.
Where Sumner County permits come from
- Unincorporated Sumner County is permitted by Sumner County Building and Codes in Gallatin. Applications are submitted in person or by mail, and septic and soil work goes through the state.
- Gallatin issues permits through its Building Codes office. Contractors must register with the city before pulling permits, with their state license, insurance certificates and a signed and sealed permit bond.
- Hendersonville runs its own Building and Codes Department and Planning Department, and it adopted a new zoning ordinance in late 2025.
Parts of Goodlettsville also fall in Sumner County. On that side, the county's Adequate Facilities Tax is paid at Sumner County Building and Codes before the city will accept the permit application.
Building on Old Hickory Lake
Old Hickory Lake is managed by the U.S. Army Corps of Engineers, not TVA. Docks and other shoreline use need a Corps shoreline use permit under the lake's Shoreline Management Plan, and the City of Hendersonville does not issue dock permits. On the land side, Hendersonville's land disturbance permit expects the other permits a project needs to be in place first, and riparian buffers and water-quality rules apply depending on the size of the site.
A lakefront home can therefore run on two or three tracks at once. We map them out from the first conversation, and our permit research service is the right starting point if you are buying a lake lot.
Projects we see most in Sumner County
- Lakefront homes, decks and additions in Hendersonville
- New subdivisions and master-planned developments around Gallatin
- Exterior renovations in Gallatin's historic districts
- Rural homes, pools and accessory buildings in the unincorporated county
Gallatin's historic districts and review cycle
Exterior work in Gallatin's historic districts, including East Main Street and Woodson Terrace, needs a Certificate of Appropriateness from the Historic District Commission. Projects that need the planning commission or zoning appeals board follow the city's published review cycle, so missing a submittal date can push a project back weeks. Our planning and zoning coordination keeps those dates on the calendar.

Sumner County permit FAQs
Do I need a permit to build a dock on Old Hickory Lake?
Yes, and it comes from the U.S. Army Corps of Engineers, not the city. Docks and shoreline work need a Corps shoreline use permit under the lake's Shoreline Management Plan. We coordinate that alongside any city or county permits for the home itself.
What does a contractor need to pull permits in Gallatin?
Gallatin requires contractors to register before pulling permits, with a state contractor's license, general liability and workers' compensation certificates or a state exemption, and a signed and sealed city permit bond. We make sure that is in place before the application goes in.
Does my Gallatin project need historic review?
If the property is in one of Gallatin's historic districts, exterior changes need a Certificate of Appropriateness from the Historic District Commission. We check the address and build that approval into the schedule.
Where do I pay the Adequate Facilities Tax in Sumner County?
The Sumner County Adequate Facilities Tax is paid at Sumner County Building and Codes. For the Sumner County side of Goodlettsville, proof of payment is required with the city permit application. We handle the sequence so the permit is not held up.
